Vacation Lodging Services Firm

About

A Vacation Lodging Service means any person who engages in the business of providing the services of management, marketing, booking and rental of residential units owned by others as sleeping accommodations furnished for pay to transients or travelers staying not more than fourteen (14) days.

A license for providing vacation lodging services is required in the state of Tennessee and is issued by the Tennessee Real Estate Commission.

Requirements

  • Submit a completed notarized firm application with application fee.
  • Obtain and submit a current zoning letter from proper governmental authorities; if local jurisdiction does not have zoning regulations, submit a letter from local county or city mayor that jurisdiction does not have zoning regulation.
  • Submit appropriate application paperwork and fees for individual designated as Designated Agent for firm to obtain a Tennessee Designated Agent license.
  • If corporation or limited liability company, submit a current copy of the firm’s certification (or Letter of Good Standing) from Tennessee Secretary of State, along with any d/b/a name.
  • Provide proof of successful completion of approved 8 hour pre license course.
  • Open and provide proof of escrow account and supply name and address of bank, name of account, account number with designated agent signature.
  • Supply copies and explanation for any bankruptcies and/or complaints, civil judgments or attachments.
  • If Non Resident firm, complete, sign and have notarized Consent to Jurisdiction and Consent to Suits.

Renewal Fee:  $75 (biennial)
